Explore agricultural land opportunities
Haryana's agricultural markets vary by district, soil, water access, road connectivity and proximity to urban growth. Investland helps businesses and investors identify agricultural and farm land opportunities that align with their intended use and investment horizon. Every parcel must be assessed on its own records and planning context; location or agricultural classification alone does not guarantee a particular use or future conversion.
What to evaluate before investing
- Verify the ownership chain, revenue record entries, mutation history, encumbrances and seller authority with an independent property lawyer.
- Confirm khasra boundaries, land area, physical possession, lawful approach road and any easements or shared access.
- Assess soil, irrigation or water availability, drainage, flood exposure, electricity access and practical operating costs.
- Check whether the parcel falls within a controlled area, development plan, acquisition proposal, forest/environment restriction or other notified land-use control.
- Match the proposed activity to the recorded land use and permissions; do not assume a farmhouse, commercial use or subdivision is permitted without approval.
Haryana land-use and permission context
Land use is governed by the parcel's location and applicable Haryana statutes, development plans and notifications. The Haryana Development and Regulation of Urban Areas Act, 1975, the Punjab Scheduled Roads and Controlled Areas Restriction of Unregulated Development Act, 1963 (as applicable in Haryana), and rules or directions made under them may be relevant to development, access or change of land use. The competent authority and current notified controls should be checked for the specific khasra numbers.
Important: Agricultural land is not automatically eligible for non-agricultural development. Change of land use, planning permission, road access and other clearances may be required depending on the site and intended activity.
