Plan a township from the land outward
Township development requires coordinated planning for housing, roads, utilities, open spaces, community facilities and commercial activity where permitted. Land assembly, contiguity, existing ownership, access and the applicable Development Plan all influence whether an opportunity is suitable. Investland supports developers and investment partners seeking large land parcels for planned residential growth in Haryana.
Key early-stage feasibility questions
- Does the current statutory Development Plan support the proposed land use and project concept?
- Can the required contiguous land be assembled with clear title, manageable encumbrances and lawful access?
- What roads, reservations, utilities, water, drainage and external infrastructure affect the site?
- Which licensing route and current policy terms apply to the intended project category?
- What are the phasing, infrastructure funding, community-facility and delivery obligations?
Haryana licensing and planning framework
Residential colonies and integrated development may require a licence under the Haryana Development and Regulation of Urban Areas Act, 1975 and applicable rules, as well as conformity with TCP Haryana plans and project-specific conditions. The Integrated Licensing Policy or other policy instruments may be relevant depending on the type, location and current validity of the proposed scheme. Layout approval, CLU, building sanctions, infrastructure arrangements and other clearances must be confirmed for the site and project; a policy name does not itself grant approval.
Project-specific review is essential. Do not rely on assumed acreage thresholds, density, FAR or approval eligibility. Check current policy text, amendments, zoning and licensing criteria with TCP Haryana and independent advisers.
Land assembly and due diligence
- Map every parcel and owner; verify title, revenue records, boundaries, possession and encumbrances.
- Check acquisition, reservation, road widening, environmental and other statutory constraints.
- Assess contiguity, site access, topography, water availability and infrastructure connectivity.
- Obtain a planning feasibility assessment and preliminary infrastructure cost plan.
- Review landowner arrangements, approvals, financial capacity and phasing before a commitment.
